Landlords Letting Administration

When you have bought your new property and want to let it or another property you own we offer a complete letting administration service for Landlords to enable them to retain overall control of the letting and management process or hand the whole thing over to us.

We are accredited by NALS, National Approved Letting Scheme, and carry Professional Indemnity Insurance and Client Money Protection Insurance.

We are also members of the Ombudsman Scheme and operate in accordance with the Tenants Deposit Scheme.

We are also introducers for Homelet who provide referencing and insurance facilities for Landlords & Tenants

We will:

Provide a full Letting and Management Service for a fee Ł150 for the letting and thereafter management at 12% of the gross rent

We will:

Visit the property to take property details
Take digital photographs
Prepare particulars for printer
Arrange advertising under our banner in the Lake District Property paper
Advertise on our website and property portal lakedistrictproperty.co.uk
Receive and deal with enquiries, forward particulars and arrange viewings
Vet prospective tenants obtaining
- Credit reference or Bankers status report as appropriate

Prepare Record of State & Condition
Prepare Inventory
Prepare Tenancy Agreement
Collect deposit and first months rent
Set up Standing Order for payment of rent
Inspect property at periodic intervals and report
Arrange gas safety inspections and certificates.
Arrange Buildings insurance
Arrange tenants contents insurance
Produce the deposit certificate
Set up account with the Deposit Protection Service

Fees & Costs for selected individual items

Visit property to take property details, take digital photographs and prepare particulars for printer - a fee of Ł75 per set of particulars.
Arrange printing of full colour details including photographs - Ł25 for 20 then Ł5 for every additional 5.
Arrange advertising under our banner in the Lake District Property paper - Ł25 per insertion.
Arrange for the erection then removal of a "To Let" sign under our banner - Ł25.
Register each property then receive and deal with enquiries, forward particulars, arrange viewings - a fee of Ł150.
Vet prospective tenants - a fee of Ł88, normally collected from the prospective tenant.
Prepare Record of State & Condition and Inventory - a fee of Ł75.
Collect deposit and first months rent and forward to Landlord, set up Standing Order for payment of rent to Landlords Account Ł25.
Inspect property at three month intervals and report - a fee of Ł55 per inspection.
Arrange gas safety certificates and electrical appliance testing - a fee of Ł15 plus cost.
Arrange Buildings insurance, tenants contents insurance - if a commission is received no charge to the Landlord, otherwise Ł55.
All fees are plus VAT.
